A Modern Love Story
Bringing a 1930s Dallas Home Back to Life
Finding the perfect home is never easy, but in Dallas it can be especially challenging. When the search led our owners to a charming 1930s house in the heart of Dallas, it might not have been love at first sight (it was in a state) but it was certainly something. With its vintage appeal and rich history, our owners knew they wanted to take this historic beauty and give it new life. They knew the house needed a thoughtful remodel to blend its old-world charm with modern comforts.
One of the couple’s primary goals was to retain as much of the home’s original character as possible. They adored the distinctive windows, with their unique shapes and leaded glass, and wanted to keep them as a homage to the house’s history. The original hardwood floors, though worn with time, told a story they weren’t ready to erase.
Understanding the importance of the unique aspects of their whole home remodel, the couple chose to partner with Kasper Custom Remodeling. They trusted Kasper to handle the delicate balance between preserving the historical features and incorporating modern comforts. With Kasper’s expertise, they felt confident that their vision would come to life in a timely and cost-effective manner.
The team at Kasper Custom Remodeling embarked on the renovation with a clear plan and timeline. They ensured that the historical features were restored and showcased, while modern upgrades were subtly integrated.
The original kitchen was retained with few modifications to be used as a prep and caterer’s kitchen. A modern kitchen was added at the center of the house, taking the place of a dreary closed-off family room. The wall between the kitchen and living room was re-structured to create a large cased opening between the rooms, instantly improving the natural light and flow.
The nearby hall closet was re-purposed as a wine room, featuring a breathtaking illuminated rose quartz back wall. This innovative solution provided a luxurious touch while utilizing existing space effectively.
The enclosed sunroom had old aluminum doors and windows that were leaking and in need of repair. Custom steel doors and windows were crafted to fit in the original pointed arch openings, maintaining the architectural integrity. A new door replaced a window to the front porch. The sunroom floor, previously sloped for drainage, needed to be leveled for the installation of new terrazzo tile, up to 1.5” in some places. The dropped ceiling hid a gorgeous original stained glass window. By re-framing the ceiling to follow the gable of the roof, the beauty of the window was displayed while improving the light.
A much-needed powder room was added in the hall by the staircase using a nearby closet. The existing bath was turned into a laundry room, eliminating the need for a trek to the garage to complete the laundry.
A separate water closet was created in the primary bath to provide privacy, while additional space was made for large vanities and a separate makeup space under the original stained glass window. The floors were heated with an electric floor warming system that directly incorporates uncoupling technology, ensuring that floors aren’t susceptible to cracked tiles and grout.
Every aspect of the remodel was carefully considered. One unique request was that the bathroom cabinet be designed to fit their favorite bottle of Chanel foundation upright. This small but significant detail highlighted their desire for a home that was not only beautiful but tailored to their lifestyle. Kasper’s team made sure to include these personal touches without compromising the overall budget or timeline.
The renovation process was a journey of discovery and creativity. One challenge arose with fitting glass doors to an existing unique cut-out that wouldn’t allow for standard sizes. Kasper Custom Remodeling worked tirelessly with the couple to find the perfect fit, demonstrating their commitment to excellence. Kasper wouldn’t rest until the glass doors matched the precise specifications, ensuring every detail was exactly as the couple envisioned.
The couple’s remodeled 1930s home now stands as a testament to their vision and dedication. They successfully transformed it into a space that respects its past while embracing the future.
